Developer seeks permit for AC Hotels by Marriott at St. Johns Town Center | Jax Daily Record | Jacksonville Daily Record

The city is reviewing construction requests for Marriott’s proposed 118-room AC hotels in downtown St. John’s.

Construction is scheduled to begin on November 9 in the first quarter of 2022 and complete in the second quarter of 2023, said Chris Lewis, director of development at OTO Development LLC in Spartanburg, South Carolina.

OTO Development wants to build the four-story, 71,700-square-foot project on 2.73 acres at 5353 Big Island Drive.

The hotel is planned near the RH Jacksonville Furniture Show, formerly Restoration Hardware, under construction east of Tesla, Apple, and J. Alexander.

The location is Part 3 of Phase 4 of St. John’s City Center, at northwest Butler Street and Interstate 295. The location is at the south end of the shopping center.

Four permits for the building, site clearance, garbage container and pool house for an outdoor swimming pool totaling approximately $13 million.

The project will include 1,400 square feet of meeting space.

Lewis said the final cost has not been determined.

The owner of Palmetto-RPT Owner II LLC, which does business as AC Hotel Jacksonville East and part of OTO Development,

The project is a joint venture between OTO and Simon Property Group, owner of St. John’s City Centre.

OTO Development is the managing partner of development.

Lewis said the group would buy the land.

Joshua L. Doss of Overland Park, Kansas, is the architect. Codes-ABC, an Orange Park affiliate, handles code compliance. England, Thames & Miller Inc. in Jacksonville is the civil engineer and agent. The contractor has not been selected.

The project appears to have been put on hold due to the COVID-19 pandemic.

England, Thames and Miller submitted plans on 7 April 2020 for a city plan revision.

John’s Town Center Phase IV includes an AC, RH hotel and an unmarked theater as well as a building near Nordstrom.

Indianapolis-based Simon Property Group is the owner of the 1.4 million square foot regional shopping center.

John’s Town Center opened in 2005 and completed its third phase, founded by Nordstrom department store, in 2014.

Phase IV is designed between four lots on 41.02 acres on the southeast side of the property. The land was essentially undeveloped or used for parking.

AC Hotels by Marriott includes more than 150 hotels worldwide. It features an air-conditioned kitchen and an air-conditioned lounge.
